·         Schedule and execute showings of properties.

We take the stress out of your already busy day by taking responsibility for scheduling and showing your vacant units.  Our employees are knowledgeable about what we have open and direct all inquiries to what best fits their needs.  Our property management vacancy rate stays 1% or below. 

·         Advertise all open units.

Our staff is dedicated to making sure your vacant properties stay visible throughout the Quad Cities on our company website and multiple other internet sites.  We do not charge our owners an advertising fee.  If you are interested in additional marketing other than what we currently offer, just let us know!

·         Applicant Screening

We do require that all persons over 18 fill out an application for our apartments.  The application process consists of a rental verification, criminal background check, and employment verification.  We have rental guidelines and do business in accordance with the Federal Fair Housing Law.

·         Collect rents and deposits.

Our company provides several options to make rental payments.  Tenants can pay online with their monthly rent statement, in drop boxes we supply at a few of our properties, and at our office with cash, check, or money order.  Our office is staffed Monday through Friday from 8:30 a.m. – 5:00 p.m.

·         Handle all tenant complaints and concerns.

McDonnell & Associates handles all tenants’ questions and concerns in regards to the lease, rent, late payments, maintenance problems, and complaints received.  We are open throughout the week to take calls and answer questions. We properly deliver any legal notices to tenants who are breaking lease agreements. 

·         Handle eviction proceedings.

·         Maintenance

Tenants can submit non-emergency maintenance problems through our website or by calling our office.  We pride ourselves on being able to handle all types of maintenance issues.  Subcontractors are only used when the repair is out of the norm or for carpet cleaning, carpet installation, and bid work.  Tenants are billed if they are the cause of the maintenance issue. 

·         Provide 24/7 emergency maintenance.

Our maintenance staff are on call 24/7 for any emergency issues happening at your property. 

·         Provide lawn care, landscaping, and snow removal services.

Our lawn crew is at each property once a week or on an as needed basis. Snow removal is provided in the winter months on an as needed basis. 

·         Provide owners with monthly statements.
