Rental Guidelines for Applicants

1. Income

Applicants must show 2 times rent plus insurance at buildings with heat included.

Applicants must show 2 1/2 times rent plus insurance at buildings tenants pay heat. 

Applicants for City View Apartments must show 3 times rent plus insurance.

Applicants for Fejevary, Strohmeier, Roslyn and 2612 N Harrison must show 3 times rent plus insurance.

Applicants for Thomas Merton House & Ecumenical Housing Apartments must show 1 1/2 times rent if not on SSI. 

SSI (minimum $650) is accepted as total income needed for Eagle Point Manor, Davenport Studios, Thomas Merton House, and Ecumenical Housing Apartments.  If SSI is less than $650 a secondary form of income is required. 

Income can be employment, SSI, child support, or anything legal and verifiable. 

2. Criminal Check 

All applicants and occupants over 18 must show:

No Felony's in the past 3 years and must be 1 year removed from the punishment of any other felony.

1 year removed from the punishment of any violent misdemeanor (assault, domestic abuse, battery, burglary). 

Must be removed from the punishment of all other crimes. 

Cannot have any pending criminal charges.

No sex offenses, no registered sex offenders, or murder ever. 

All driving offences are allowed. 

3. Previous Rental History

Must have positive landlord reference if applicant has rented before. 

Family or friend references are not accepted. 

Landlord information must match Tax Assessor Page. 

Cannot owe current landlord money. 

Must have 6 months positive rental verification after an eviction.   

4. Current tenants moving to different location

Owned Properties - Must have paid last 6 months on time and in full. 

Managed Properties - Must have paid last 6 months on time and in full. 

Tenant must allow us to show apartment to find someone to take over their current lease before we can move them. 

5. Insurance 

Tenant must carry renter's insurance.
